Purchase And Sale/For Sale By Owners (FSBO) Services

The purchase or sale of a home or other real estate will likely be one of the largest and most important transactions of your life. There are numerous legal requirements associated with the purchase or sale of real estate in California. Failing to comply with any of them could have financially disastrous consequences. Thus, especially if you are not represented by a real estate agent, whether you are the seller or the buyer, you should consult an attorney familiar with local real estate laws and practices.

Brian Collins will use his years of experience as a real estate lawyer and broker to help ensure smooth and proper handling of your real estate purchase or sale. For a flat fee, Mr. Collins will handle the legal aspects of your purchase or sale as follows:

Seller

  • Review and advise on buyer’s purchase offer
  • Prepare any necessary counteroffer or acceptance
  • Provide chronological timeline of each party’s responsibilities under the contract and related deadlines for completing them
  • Assist in coordinating inspections
  • Advise seller of mandatory government point-of-sale inspections or certifications
  • Provide required and recommended seller disclosure documents and instructions for completing them
  • Review completed disclosure documents
  • Review title report
  • Review closing documents and assist with closing
  • Consult with and advise seller throughout the transaction

In addition to ensuring the legal aspects of your transaction are handled properly, you will likely save tens of thousands of dollars in commissions by using Collins Law instead of a real estate agent to document your real estate transaction. However, even if you already have a real estate agent, Collins Law will work with that agent to ensure all legal requirements of your transaction are satisfied. It is best to contact Collins Law before signing a contract, but Collins Law can help at any point during the transaction.
